HollenPlus has been appointed to lead the integrated sustainability strategy for this £65m Southbank refurbishment.

Our role is to reposition a legacy 160,000 sq.ft asset into a best-in-class, ESG-compliant workplace, delivering a technical stack that goes far beyond standard regulatory requirements.

Technical Appointment & Deliverables:

• BREEAM Assessment RFO 2014: Targeting a minimum ‘Excellent’ rating.

• WELL Certification: A comprehensive health and wellbeing strategy for prime office space, targeting Gold / Platinum

• MEES & Level 5 EPC: Advanced Dynamic Simulation Modelling (DSM) to secure a minimum EPC A.

• Whole Life Carbon Assessment (WLCA): Aligned with RICS Professional Statement (2nd Edition) to quantify embodied and operational impacts.

• TM54 Operational Energy Modelling: Closing the performance gap between design intent and actual utility use.

• Strategic Statements: Delivery of the Circular Economy Statement (CES), Sustainability Feasibility Masterplan, and Energy/Sustainability Statements for planning.

The Strategy

This market-leading retrofit focuses on Asset Resilience. By implementing a robust decarbonisation programme, including full electrification, the project ensures long-term alignment with GRESB and CRREM 1.5°C pathways.

The Outcome

The repositioned building prioritises occupant experience and biophilic design. Key features include a new communal roof terrace, private terraces, premium end-of-journey facilities, and EV charging infrastructure, creating a destination office environment in the heart of London’s Southbank.
