Upfront Embodied Carbon: Caps on the carbon emitted during the manufacturing and construction stages (A1–A5).
Energy Use Intensity (EUI): Hard limits on the total annual energy consumed per square metre ().
Fossil Fuel-Free Operation: A strict prohibition on on-site fossil fuels (such as gas boilers), with very minor exceptions for life safety systems.
On-Site Renewables: Minimum targets for generating on-site renewable energy based on the building’s footprint.

The UKNZCBS recognises that a school, an office, and a data centre use energy very differently. The standard defines over two dozen building typologies, each with its own specific carbon and energy limits.
Additionally, the targets are tied to the year construction commences on-site, not the completion date. This prevents projects with long construction timelines from being penalised by targets that tighten while they are being built.

While the primary focus of the UKNZCBS is on achieving drastic, absolute reductions in both embodied carbon and energy use, it does allow for carbon offsetting at the asset level. However, offsets cannot be used to bypass the mandatory targets. A building must first meet its strict operational and embodied carbon limits on its own merit before offsets can be used to claim "Net Zero Carbon Aligned (plus offsets)" status.
