HollenPlus was appointed to undertake a detailed energy study and EPC Pathway using Level 5 DSM, to ensure the refurbishment of a prime Mayfair multi-let office achieved our client’s target of EPC A.
Following detailed site inspections to record “actual” values, our team undertook precise Level 5 EPC Dynamic Simulation Modelling (DSM) which is the most detailed, accurate method available, as explained here.
The DSM modelling was used to assess the planned retrofit refurbishment, and provide precise advice on the required specifications and efficiency requirements of items such as HVAC plant, lighting, fabric performance, glazing performance, and hot water production.
The DSM modelling was distilled into an EPC Pathway energy study, with clear recommendations, which we presented to our client, to ensure the project achieved its target rating of EPC A.
This retrofit refurbishment was undertaken on a floor by floor basis, with tenants in-situ. Our approach therefore mirrored this, assessing each floor on a floor by floor basis, as well as creating a separate whole building model, to ensure EPC A was achieved on a floor by floor and whole building basis.
