Residential Portfolio Decarbonisation RetroFit Strategy

2026

HollenPlus was appointed to deliver a portfolio-wide decarbonisation strategy outlining EPC upgrade pathways for over 50,000 properties in the UK, balancing carbon reduction targets with long-term asset value.

Our role focused on advanced archetype modelling to identify optimised, property specific upgrade pathways. To future-proof the strategy ahead of the industry transition from RdSAP to the Home Energy Model (HEM) by 2030, we evaluated and aligned interventions across fabric improvements, low-carbon heating systems and smart readiness integrations.

Key Strategic Outcomes:

  • Portfolio-Wide Scalability: Grouped diverse housing stock of various characteristics into representative typologies enabling the client to deploy scalable retrofit packages across their portfolio.

  • Future-Proofing Alignment: Upgrade pathways to ensure long-term compliance against the upcoming shift from RdSAP to the Home Energy Model (HEM)

  • Optimised Capex & Phased Investment: Balanced fabric-first improvements alongside low-carbon heating and smart energy features to optimise capital expenditure against carbon reduction metrics and costs.

  • Procurement & Delivery Efficiency: Developed standardised upgrades for various building types, simplifying contractor procurement and lowering delivery costs at scale.
